Property located in Sadsbury Township, Crawford County, Pennsylvania, the record owner of which is Ivor James Lee, II, as generally described in the Deed to Ivor James Lee, II,  dated June 23, 1977, and recorded in the Office of the Crawford County Recorder of Deeds at Deed Book 508, Page 1188, on June 23, 1977, and identified by Crawford County Tax Assessment Identification No. 4403 011-2.  A plan showing the condemned property may be inspected in the Crawford County Prothonotary Office, attached to the Declaration of Taking filed at AD 2015-303.
Just compensation for the condemnations is secured by the filing with the Declaration of Taking of an open-end bond, without surety, to the Commonwealth of Pennsylvania for the use of the condemnees, the condition of which is that the condemnor shall pay such damages as shall be determined by law.  If you wish to challenge the power or right of the Conneaut Lake Joint Municipal Authority to appropriate the condemned property, the sufficiency of the security, the procedure followed by the Condemnor, or the Declaration of Taking, you are required to file preliminary objections within 30 days after being served with this notice.

NOTICE
The Crawford County Tax Claim Bureau hereby provides public notice of the holding of a Judicial Sale of the properties listed below (hereinafter “Properties Subject to Sale”), all of which were the subject of a prior advertisement which occurred in connection with the Tax Upset Sales, which advertisements were published in The Meadville Tribune, the Titusville Herald and in the Crawford County Legal Journal one day a week for three consecutive weeks prior to said upset sale.
DATE, TIME AND LOCATION
The judicial sale shall take place on the 17th day of July, 2015, at 10:00 a.m. in the Assembly Room of the Crawford County Courthouse, Meadville, Pennsylvania.
TERMS OF SALE
1. The sale shall be an auction-style sale, with the Director of the Tax Claim Bureau conducting the sale with the Properties Subject to Sale to be sold to the highest bidder.
2. TERMS:  A DEPOSIT OF $3,000.00, PAID IN CASH, OR BY CERTIFIED OR CASHIER’S CHECK, SHALL BE PAID AS SOON AS THE PROPERTY IS STRUCK DOWN.  IF THE SALE PRICE IS LESS THAN $3,000.00, THE BUYER SHALL PAY THE FULL PURCHASE PRICE AS SOON AS THE PROPERTY IS STRUCK DOWN.  ANY REFUND DUE AS A RESULT OF OVERPAYMENT OF THE PURCHASE PRICE SHALL BE PAID BY THE TAX CLAIM BUREAU WITHIN ONE WEEK OF THE SALE.  NO REFUNDS WILL BE PAID IF THE SUCCESSFUL BIDDER REFUSES TO PROCEED WITH THE SALE AFTER PAYMENT OF THE DEPOSIT.

4. No sale shall be made unless a bid equal to the minimum cash requirement is offered, except that Crawford County may, in its discretion, submit a bid less than such costs. The remainder of said proceeds after the payment of claims will be disbursed as set forth in Pennsylvania’s Real Estate Tax Sale Law, as amended.
