Take notice that on the 10th day of April, 2013, TIMOTHY J. ANTHONY and V. NIKOLE ANTHONY, his wife, Plaintiffs, filed this Complaint to Quiet Title in the Court of Common Pleas of Crawford County, Pennsylvania, at AD No. 2013-223, in the Prothonotary’s Office, said Complaint being reinstated on May 10, 2013, averring that the Plaintiffs and their predecessors in title have acquired title to property situate on seventy-two (72) acres in Rome Township, Crawford County, Pennsylvania, and bearing Tax ID No. 4302-058-7001, through adverse possession, and described as follows:
ALL THAT CERTAIN piece or parcel of land situate in Rome Township, Crawford County, Pennsylvania, bounded and described as follows:
BEGINNING at a point in the north boundary line of the property conveyed to Roy Vanderhoof, et ux, said point being 450 feet east of the northeast corner of land now or formerly of Mildred Paul; thence in an easterly direction along the north boundary line of the said Vanderhoof property to a point being the northwest corner of the property conveyed by Vanderhoof to Arlene and Ellery Denham; thence in a southerly direction along the west line of land now or formerly of Denham, to a point in the southern boundary line of the said property conveyed to Roy Vanderhoof, et ux; thence in a westerly direction along the southern boundary line of said Vanderhoof property to a point 450 feet east of the east line of land now or formerly of Mildred Paul, and being the southeast corner of property conveyed by Vanderhoof to Bruce A. Denham, et ux; thence in a northerly direction along the east line of land now or formerly of Bruce A. Denham, et ux, to the point, the place of beginning. SUBJECT to an Oil and Gas Lease to Wainoco Oil & Gas Company dated January 14, 1987, and recorded in Book 1, page 1142.
BEING seventy-two (72) acres, more or less, of the larger 102 acre parcel, which larger parcel was exposed to tax sale, as surveyed by Arrow Surveying and Design by survey dated October 19, 2006.
